  • What are the main differences between the original pre-screen proposed and the revised plan?
    • The pre-screen plan was comprised of 459 units and had an average height of 39’6” where as the revised plan has 420 units and a reduced height of 37’-6.” The most significant difference in the massing change can be seen along Hampshire Road with a more emphasized fourth- floor step-back.
  • What is the current proposed average height?
    • The current overall project average proposed height is 37′-6″ at T.O. Ranch.
  • Can you explain the step-back along Hampshire Road?
    • The fourth-floor massing was reduced to minimize the visual impact of the 4th floor at Hampshire Road. The step backs were increased from an average of 12 to 50 feet. In addition to the step backs, the rooftop terraces were expanded along Hampshire Road.
  • Did parking improve in the revised plan?
    • Yes, the parking ratio was improved to support a variety of uses including 653 covered residential garage spaces, 106 covered commercial garage spaces, 13 commercial surface spaces, and 30 guest surface parking spaces.
  • Was the floor area reduced at all?
    • Yes, the floor area was reduced by approximately 15,000 square feet in the current revised plan.
  • Were there any other changes made that are reflected in the revised plan?
    • Yes, based on feedback from the community and city, seven live-work units were added to the project.
  • Can visitors of T.O. Ranch enjoy the parks and paseos onsite?
    • Yes, the parks and paseos are meant for both our residents and local community members to enjoy the beautiful landscaping that T.O. Ranch will offer.
  • Will members of the Thousand Oaks and Westlake Village communities be able to use the dog park?
    • Yes, the dog park at T.O. Ranch is available for our residents and members of the community to enjoy with their pets.
  • Will there be any restaurants or retail at T.O. Ranch?
    • T.O. Ranch has commercial space available for lease to provide the neighborhood with unique shopping and dining options that will enhance the community of Thousand Oaks.

  • How many live-work spaces are available at T.O. Ranch?
    • Our community will have seven live-work spaces for prospective residents to have the flexibility and opportunity to live in their workspace.
  • I see there are townhomes, can you purchase them?
    • No, these are solely rentable townhomes.
  • Will the townhomes have attachable garages?
    • Yes, all the townhomes will have attached garages that are electric vehicle (EV) capable.
  • Are there any affordable apartment homes?
    • Yes, there are 50 affordable apartment homes at our T.O. Ranch community.
  • What types of community amenities can future residents expect at T.O. Ranch?
    • A full list of amenities can be seen here. However, some highlights are a heated resort-style pool and spa with pool-side cabanas, fitness center and collaborative workspaces.
  • Will T.O. Ranch be pet friendly?
    • Yes, T.O. Ranch will be a pet friendly community as all IMT Residential communities are. Our community will have a dog park and pet spa for all T.O. Ranch pet residents to enjoy as well.
  • Are there any resident amenities that cater to a work from home lifestyle?
    • Yes, IMT Residential has an invested interest in providing residents with plenty of work from home opportunities while living at T.O. Ranch. Residents can work in our community shared collaborative workspaces or right in their apartment home with a dedicated work space.
  • What will parking be like?
    • T.O. Ranch has a total of 802 parking spaces across our community. Visitors of T.O. Ranch will have ample parking opportunities while visiting restaurants, retail, live-work spaces and residents of the community.
  • Will a traffic study be prepared?
    • Yes, a full traffic study is required by the City’s Department of Transportation before the draft EIR is circulated for public comment.
  • Are there any green initiatives that will be taken to ensure that T.O. Ranch is environmentally sustainable?
    • Yes, T.O. Ranch will be implementing green initiatives which can be found here. T.O. Ranch also seeks to achieve a LEED certification. Some of the environmentally friendly ideas being analyzed for the project are: electric vehicle charging stations, retention of storm water on site, use of LED lighting, drought tolerant plants, recycled building materials and construction of “cool roofs” with a solar farm.
  • How will the landscaping at T.O. Ranch connect to the neighboring Santa Monica Mountains?
    • The landscaping at T.O. Ranch is meant to extend the green network from the Santa Monica Mountains adjacent to the community to provide a local habitat for birds and other species while increasing the open space for Thousand Oaks residents.
  • Will there be more trees than the current site at T.O. Ranch?
    • Yes, more trees will be scattered throughout our community. The increase of a tree canopy to our site will help reduce storm water runoff water pollution and will reduce the heat island effect that the site currently has from the excess of concrete and asphalt.
  • Will there be electrical vehicle (EV) and bike charging stations at T.O. Ranch?
    • Yes, T.O. Ranch will have plenty of EV and bike charging stations on-site for residents and community members to use.
  • What safety measures will be put in place at T.O. Ranch?
    • T.O. Ranch is private property and our team will have private security patrolling the property.
  • How will construction noise be minimized?
    • The Environmental Impact Report will identify possible noise impacts and provide recommend mitigations as needed.
  • When is this project slated to be completed?
    • Once the project is approved by the City of Thousand Oaks, our estimated time of construction will take approximately 30 months to complete.
